Virtual staging for a dining room

A dining room with no table is the room buyers most often misjudge, because the question is simply whether six people fit.

  • 3 credits a room, whatever the style
  • Works from one photo — furnish it, restyle it, or empty it first
  • Consistent across several angles of the same room

What matters in a dining room

A table sized to the room with chairs that can actually be pulled out, and a light fitting centred over it. The staging should answer the seating question honestly rather than squeeze in two extra chairs.

Shooting for it

Include the ceiling in the frame where you can. A pendant over the table anchors the staging and stops the furniture floating.

Before you stage it

  • Count the chairs the room genuinely fits before you brief the agent. The staging sizes the table to the room, and the listing copy should say the same number.
  • A dining room that opens onto the kitchen or living room should be staged in the same style as the room next to it, so the two photos read as one home.
  • If it is only cluttered rather than badly furnished, declutter at 2 credits is cheaper and keeps the real furniture.
  • Staging adds content that was not in the frame. Export with the "virtually staged" stamp where your MLS requires it.
  • It stages rooms, it does not renovate them. Worktops, walls and windows stay as they are.

Staging a dining room:
questions

  • Will the table be sized to the room?
Yes. The table and chairs are scaled to the floor area in the photo rather than dropped in at a fixed size. In a small dining room that usually means a table for four to six, not the eight-seater a brochure might wish for.
  • How much does it cost to stage a dining room?
3 credits per room, the same as every other room type. On a monthly plan that is roughly a dollar a room. There is no separate charge to download the result.
  • Can I try more than one style on the same room?
Yes, each run costs 3 credits. Agents often want to see two options for the main rooms, which is worth pricing into what you charge for the shoot.
  • What if the dining room already has furniture?
Use Keep Layout to restyle around what is there, or Empty Room to clear it and stage from scratch. Which one you want usually depends on whether the existing furniture is the problem.
  • Do staged photos need a disclaimer?
Several MLS markets require one. Exports can carry a "virtually staged" or "digitally altered" stamp in the corner. Check your own MLS rules.
